A coastal listing is a story about light, space and how the place feels at five in the afternoon. A photo can show the deck. Only video can show what it is like to walk out onto it.
Why listings with video get more enquiry
Buyers on the Central Coast are often not local. They are in Sydney, or interstate, scrolling on a phone at night, deciding whether the drive up on Saturday is worth it. A gallery of stills asks them to imagine the property. A walkthrough shows them — the flow between rooms, the size of the block, the distance to the water, the way the afternoon light comes through the kitchen.
That difference shows up in the numbers agents care about: more saved listings, more enquiries from serious buyers, and fewer open-home visitors who leave in the first five minutes because the place was not what they pictured.
What a shoot day looks like
Most listings take two to three hours on site, timed for the light. Interiors first while the sun is high, exteriors and drone as it drops, and — for a premium listing — a return at twilight when the lights come on and the pool glows. Twilight is the single biggest upgrade a coastal property can get.
- Gimbal walkthrough of every main room, cut to the property’s best route
- Exterior and street approach
- Drone aerials showing the block, the neighbourhood and the distance to the beach
- Twilight exteriors for prestige listings
- Agent piece-to-camera if wanted, filmed on site
When drone is worth it
Almost always on the Coast, because the thing buyers want to see is the relationship between the house and the water. A drone shot that pulls back from the deck to reveal the beach three streets away does more selling in four seconds than a paragraph of copy.
It is less useful for small units with no outlook, or where the surrounding area does not help the story. We will tell you when to skip it rather than charge for footage that does not earn its place.
Turnaround before an open home
Standard delivery is three working days from the shoot. For a campaign that launches midweek with a Saturday open, book the shoot for the previous week and the video is live with the listing. Same-week rush is available when a vendor changes their mind late, which happens more than anyone admits.
Every listing is delivered in three formats: a 60 to 90-second walkthrough for the portal and the agency website, a vertical cut for Reels and Stories, and a 15-second teaser for paid promotion.
Pricing for agents
A standard listing video with drone on the Central Coast sits in the $600 to $1,200 range depending on the property size and whether twilight is included. Agencies with regular volume get a set rate per listing, and a monthly arrangement usually brings the per-property cost down further.
Suburbs we shoot most: Terrigal, Avoca Beach, Copacabana, Macmasters Beach, Kincumber, Erina, Gosford, Killcare, and up through Toukley and The Entrance.
Frequently asked questions
Do you need the property styled first?
It helps, but it is not essential. Video is more forgiving of a lived-in home than photography, because movement carries attention. Clear surfaces and open blinds go most of the way.
Can you match the photographer’s editing style?
If the agency has a house look for stills, send a few examples and we grade the video to sit alongside them.
How quickly can you shoot after booking?
Usually within the week. Twilight shoots depend on weather, so those can move a day or two.
Do you shoot rentals and commercial property?
Yes. Rental walkthroughs are shorter and cheaper, and commercial and development sites often benefit from progress aerials over time.
